Our recent Lunch & Learn brought together members for a detailed look at current industry updates, tools, and changes impacting day-to-day real estate activity.

From home warranty insights to Bright MLS system updates, the session focused on practical information agents can apply immediately.


If you weren’t able to attend, we’ve included the full recording below along with a few key highlights.


Key Highlights


One of the first topics discussed was the evolution of home warranty options. Compared to more traditional models, newer programs are offering faster claim approvals, greater flexibility in contractor selection, and reimbursement options that give homeowners more control over how issues are handled.  


The conversation then shifted into several important Bright MLS updates that are either already in place or rolling out.


Photo controls were a major point of discussion. Agents now have the ability to limit how certain listing photos are shared publicly while still keeping them accessible within the MLS for valuation and appraisal purposes. This addresses a growing concern among sellers who prefer more privacy.


Office exclusive listings were also covered, with updated requirements around documentation and submission within the system. While the concept isn’t new, the process has been refined to improve clarity and consistency.


Another key update involves concessions. This is now a required field when closing out listings, ensuring more accurate data for future comps and appraisals. The goal is to better reflect the full picture of each transaction without referencing compensation structures.


Tools & System Improvements


The session also highlighted several tools available through Bright that are designed to improve efficiency.


Updates to listing management, mobile functionality through the Nestfully app, and improvements to reporting features were all covered. Agents now have more flexibility to manage listings, communicate with clients, and access data both in-office and on the go.

There was also a reminder that many tools included with Bright subscriptions—such as floor plan software, offer management platforms, and AI-assisted listing support—are often underutilized.


Additional Reminders


A few operational reminders were shared as well, including:

  • Keeping license and contact information up to date

  • Preparing for upcoming multi-factor authentication requirements

  • Reviewing profile details within the system

While small, these updates help ensure smooth day-to-day use of the platform.


Looking Ahead


Several upcoming events and opportunities were also mentioned, including continuing education classes, community involvement initiatives, and the annual Big CE Day.
