The EPBR Affiliate Experience: More Than Sponsorship, More Than Networking


Real estate doesn't happen in a vacuum. Behind every closing is a small constellation of professionals who make the transaction work, the title officer who clears the chain, the lender who underwrites the loan, the inspector who flags the roof, the insurance agent who binds the policy. At the Eastern Panhandle Board of REALTORS®, those professionals have a name. They're called affiliate members. EPBR's 40-plus affiliate companies aren't just sponsors with logos on event banners. They're committee members, class instructors, food-drive organizers, and trusted partners who serve right alongside REALTORS®. To understand what affiliate membership at EPBR is actually like, we sat down with one of the program's most active members Kim, from a local title and law office, who has been an EPBR affiliate since 2017. Her story tells you everything you need to know.


What Affiliate Membership Means at EPBR


EPBR affiliate membership is open to professionals whose work intersects with real estate transactions, lenders, title companies, attorneys, inspectors, insurance agents, contractors, stagers, and more. Joining gives those professionals a structured way to connect with the 580-plus REALTOR® members of the board and to participate in the work that strengthens the local industry. In Kim's words:

"The Eastern Panhandle Board of REALTORS® is very committed to giving affiliate members like myself the opportunity to connect with realtors in various different venues. The board is very intentional about providing the affiliates with opportunities to connect with the realtors."

That intentionality shows up in concrete ways:

  • Big CE booths. Affiliates set up tables at EPBR's annual continuing education day, putting their services directly in front of every REALTOR® attending.

  • Monthly affiliate spotlights. Each month an affiliate gets featured on EPBR social media and in the newsletter, raising visibility with the membership.

  • Affiliate Appreciation events. A dedicated event each year (the most recent one was at TILT, the local pinball venue) for affiliates to relax, network, and be celebrated by the REALTOR® members they serve.

  • Committee participation. Affiliates can serve on most EPBR committees alongside REALTORS®, where the real relationships get built.


That last one, Kim says, is where the magic actually happens.


Connection That Goes Beyond Networking


Kim serves on three EPBR committees: Membership, Education, and Community Service. Each one plays to a different strength. On Membership, she helps vet incoming REALTOR® applicants, working through applications before each meeting to make sure everything is in order. "I look at it like a puzzle," she says. "Putting the pieces of the puzzle together so that at the end when we go to settlement, you have a finished product." It's the same skill set she uses to examine titles, applied to membership review. On Education, she works with REALTORS® to bring in classes that address issues from both sides of the transaction. A recent example: a class on seller impersonation, a fast-rising form of real estate fraud where bad actors pose as property owners to sell homes they don't own. "By being able to educate the realtor, then we protect all of those people who might become victims," she says. "The realtors now have the tools to help identify that kind of thing and help us as a community prevent fraud in the industry." On Community Service, well, that's where her heart really is.


Service That Builds Trust


Kim coordinates EPBR's annual meal takeover at the Martinsburg Union Rescue Mission, an event that has grown well beyond its original scope.

"The first year I did it, I did it just to help provide a meal. But the more I do it, and the more I talk to Pastor Tim and Patrick and Kevin over there about all the things that they do, the more I have a heart for wanting to help the rescue mission."

The most recent takeover served around 140 guests and raised $2,000 in addition to the meal itself, with REALTORS® and affiliates sponsoring main dishes, side dishes, and plates. The committee shifted the format from a service line to seated table service so that volunteers could actually sit and talk with the guests, a small change that produced a powerful response. "Thanks for having a conversation with me. Thanks for sitting down and asking questions," one guest told a volunteer. The community service committee is now exploring whether to host the event more than once a year. Kim also runs EPBR's Food Lion food drive program, which has grown from three drives a year to four. Each drive benefits a different local food pantry: Loaves & Fishes, St. Leo Food Pantry, Hedgesville Loaves & Fishes, Jefferson County Community Ministries, and now CCAP, the largest food pantry in Berkeley County. CCAP had been off the donation list for years because none of the Food Lion locations were close enough to support it, but a recent move put CCAP within reach of the Falling Waters Food Lion. "I'm thrilled that we can now support CCAP a little better," Kim says. It's the kind of behind-the-scenes logistics work that makes community service real.


The Best Advice from a Long-Time Affiliate


When asked what she'd tell other affiliates considering EPBR membership, Kim's answer was direct:

"I encourage every affiliate to pick a committee that speaks to them and get involved on a committee level. That's where you really, really, really get to know the realtors and other affiliates on that committee, and get to know the nuts and bolts of how things work and where the needs are, and what you can do to help meet those needs."

EPBR President Erin Alter framed the takeaway from the episode this way:

"It's not all about sponsoring the events, even though the monetary part is very important to us to be able to hold events and spotlight our affiliates. What we're seeing from Kim is that you can also get as much as building those relationships and being involved — to not only build you as a person within the community, but build your brand and who you are within your profession."

Becoming an EPBR Affiliate
